Tamerlane currently consists of Nevermore Island and Amontillado Island. Both are seasonal, winter, spring, summer and fall. During the summer months we are green, and lush.

Tamerlane Covenant


Welcome to the Tamerlane Estates, and thank you for your interest in our land for rent. We are a small but vibrant island community with lovely facilities and friendly staff, residents, and visitors. If you choose to join our community, you can count on excellent customer service and personal attention. Whether you’re a first time land renter or a longtime SL veteran, we are here for you. Please read and agree to our covenant BEFORE renting land. Thank you.

Zoning
Our land is zoned to help ensure a positive experience for you. Zoning rules are STRICTLY enforced, however if you are looking to start a business and live on residential-only land, we can transfer your rent to a small business or commercial lot at no extra charge. Renting a parcel on any sim gives you the ability to hold your events at our venues for no charge
(see Facilities).


Island Specific Zoning:
Nevermore: COM (Majority of land is held by estate owner, with the exception of:
–Park and Speakeasy are set to group.
–Estate owner and management private homes.
–All market shops not taken are available for rent.
–Four for rent parcel RES ONLY
Amontillado: RES Homestead; 2 parcels

Zone Definitions:


COM: Commercial. Business, clubs, malls allowed. Some camping ok. See separate covenant.

RSB: Residential and Small Business. This means that you may live on your parcel, and/or sell products made by you and your associates. You may not operate a club, mall, gaming hall on your parcel except with
permission. Most other types of businesses are permitted, however stores that wish to sell explicit sexual products, or products depicting extreme violence, must be approved in advance by L’Quen Oreben Staff.

RES: Residential ONLY, no business. If you provide a service, you may meet clients in your home, but no signs, ads, vendors, etc. are permitted.


Fees and Payments
Rental Fees are due at the time of purchase and whenever your rent expires. To reserve your plot, buy it for the set price, which is a low refundable deposit. Please then immediately pay the rental box for your plot in the market @ Nevermore. If you have questions or cannot find your box, please contact a member of our staff. If the box is not paid within 30 min, or we have not been contacted by you with a question regarding how to pay rent, we will reclaim the land without refund. You may pay up to 3 months in advance, or more if arranged with a member of our staff. Rental fees are non-refundable, however they can be applied to a different rental parcel if you wish to move. You have a 2-day grace period for late payments, after which your land may be reclaimed with no refund of the deposit. If you are having difficulty paying, we will work with you, and may grant a one-time extension at our discretion.


Deposit/Move-Out Policy:
The deposit you pay when you rent is refundable when you move out, provided you follow our move-out instructions as follows.
You must remove all objects you own from the land, and IM a member of our staff to let one of us know you are moving out.
If you are not sure how to remove objects, please let us know, we’re happy to help. These simple steps make it much easier for us to manage land; we truly appreciate it!


Facilities and Benefits
Please join the group “L’Quen Oreben” upon renting land. You do not need the group tag to build, but all important continent announcements go through this group. As a renter on our continent, your plot may be adjacent to the main Nevermore sim. This sim has steady traffic and many of these potential customers will wander over to your shop. We will gladly advertise your store’s new products, sales, etc. for free on the L’Quen Oreben group a maximum of once per week.

Renting a parcel gives you the ability to hold your events at Nevermore Speakeasy, Nevemore Pavillion, or L’Quen Oreben Park at no charge, provided there is not an event scheduled at the time you would like to schedule yours.

Please contact a member of our staff to reserve a time. After time is scheduled, please feel free to event it, and give us a copy of the notecard to share with the rest of the group if you wish. We will also include it on the L’Quen Oreben events calendar if you would like it to be a public event.


Building Style
Please choose an attractive build that is appropriate for the landscape. No ugly freebie builds, no eyesores,
no abuse of glow or particles, no snow or winter builds on tropical sims. We encourage decorating for the holidays.

Currrently Nevemore is set to change with the seasons, the majority of our sim additions will also change to match the seasons.

If you would not want to live next door to it in RL, best to make it a skybox or check with us before setting it up.

We do have a high standard for builds here, but if you don’t have a nice-looking house, don’t worry. We have a variety of homes that we can loan or give you at no charge. We also have a list of recommended prefab creators, good places to start if you want to buy your own home. Creative and unusual builds are welcomed. Skyboxes are welcomed at 500m or higher, and can be any style.
Megaprims are permitted as part of builds, so long as they are not eyesores or extremely large. Prim walls with pictures of plants etc. on them are not allowed without approval, as most look ugly and unnatural. If you have questions about a build, please check with a staff member.


Commercial Business Rules
Businesses are not permitted on sims zoned RES. Camping and clubs are not permitted on sims zoned RSB; you may have ONE bot to handle group joins, modeling, etc. Lucky chairs and money orbs are permitted. Objects may not be set to shout mode under any circumstances. Tamerlane Rentals reserves the right to restrict any devices found to be causing lag, either due to its scripting or due to large numbers of avatars being present. Businesses must have a classy, professional exterior appearance; enormous signs, explicit images, and other eyesores are not permitted. Remember that these sims are mixed use – if you wouldn’t want to live near it in RL, check with a staff member before you build it.


Parcels and Neighbors
The Tamerlane Estate sims are designed as a community, where residents and visitors alike can enjoy the trails and waterways.

Therefore, ban lines are not permitted – you MUST leave “Allow Public Access” checked in your land settings at all times, and may not require payment info on file to enter. Your property must be set to allow scripts and object entry for all residents. Do NOT set your land to autoreturn, you may end up returning your rental box, house, or trees! You may use an eject-only security orb protecting just your residence. Orbs must not interfere with parcel edges or waterways.

Skyboxes must be at 500m or higher, and may have a security orb at all times if you wish. You must add all estate owners/managers and security staff to the allowed list for any security devices on your property. Please make sure that “Restrict Spatialized Sound to This Parcel” is checked so that your TV, fountains, etc. are not audible outside your land.

Scripted objects are permitted, but if an object is causing serious lag, you must remove it upon request. Temp rezzers are allowed only in limited cases, and must be approved by Staff.

Terraforming is permitted on some sims but not others. We have created a gorgeous, natural landscape with no boxy lots, and want to keep it that way. However, if you live on a no-terraform sim and need minor alterations, want more water, or have problems with land coming up through your house, etc. we can terraform for you at no charge. We will also turn on terraforming for short periods for experienced renters to do their own terraforming.

Land may not be subdivided or subletted without permission from L’Quen Oreben Staff.


Behavior and Lifestyle
Tamerlane welcomes Residents from many SL cultures and interest groups. We are a safe space for women, LGBT people, and people with disabilities. We are furry, tiny, and other nonhuman friendly. Due to its oppression of women, Gor roleplay is prohibited in any public or outdoor areas.
What you do on your property is your business, so long as it is within the SL TOS. However, out of respect for your neighbors, we ask that you keep nudity, sexual roleplay and/or activities in your own home or skybox, and take steps to minimize visibility by closing curtains or tinting windows. These are mature sims, but that doesn’t mean everybody wants to see your pixel naughty bits.


Child Avatar Policy:
Child avatars may live on or visit Tamerlane Estates provided they adhere to the following rules.
Child avs may NOT be involved in any sexual activities OR be present on a parcel when such activities are occuring.
If child avatars encounter such activities, or any areas posted as no child avs allowed, they must leave immediately.
Child avatars must behave in an adult/OOC manner when conducting business/rental activities with L’Quen Oreben staff.
We previously did not allow child avatars on the continent at all, so keep in mind, your presence here is a privilege, and you may not impose your roleplay on those who don’t want to participate. However, if you are respectful, you will receive the same in return.
Griefing, shooting people without consent and/or on others’ property, spy scripts, and harassment of other residents, visitors, or staff will not be tolerated.


Covenant Violations
We will work with you to resolve covenant violations and neighbor disputes. We are here to help! In the case of serious violations involving harassment, you get one warning, and if your behavior does not improve, we will reclaim your land without refund.
